Can you hold a place before I apply?
No, we cannot hold a home for you before you apply. Applications are processed on a first come, first served basis. Once your application is approved, you will need to pay earnest money equal to one month's rent. This earnest money will secure the property for you for up to 30 days until you are ready to move in. -
Do I pay first month’s rent and last month’s rent with my security deposit?
In regards to rent and security deposit at move-in, you will be required to pay your first month's rent, which is prorated based on your move-in date. If you move in after the 22nd of the month, you will also need to pay the following month's rent upfront. Additionally, we collect a security deposit of 1.25 times the monthly rent. Based upon qualifications, you may be asked to pay up to 1.5 times the monthly rent as a security deposit. -
How old do you have to be to apply?
To apply for our rental properties, you must be at least 18 years old. All occupants 18 and over are required to complete a rental application. -
Is the deposit refundable?
75% of the security deposit is refundable. -
Who needs a cosigner?
A co-signer may be required in situations where the primary applicant does not meet the minimum rental criteria. -
You have a property I want to rent. How do I apply?
You can apply on our website. Please be prepared to attach a copy of your driver’s license and proof of income to your application. All adults 18 and over must apply and complete their application before we can begin processing your application. -
How do I pay rent?
Rent can be conveniently paid online using your tenant portal. It is FREE to pay online using an eCheck. A credit card processing fee applies if you pay online using your credit card. We do not accept cash. -
When is my rent due?
Rent is due on the 1st day of each month. -
When is my rent considered late?
Rent is late on the 4th day of the month. If received on the 4th day of the month, you will be charged late fees. Stratton Vantage Property Management LLC will NOT call to remind you that your rent payment is late. It is the tenant’s responsibility to make sure rent is paid on time. This includes payments that are mailed to the office. For example, if your rent is mailed on March 3rd and Stratton Vantage receives it on March 5th, the payment will be considered late. -
I want to get a pet. What do I do?
Landlord approval is required prior to adding a pet to a lease. Before you get a pet, please contact your Property Manager to see if the Landlord will consider adding a pet to the lease. If the Landlord is open to adding a pet, you must complete a pet profile at www.strattonvantage.petscreening.com. A non-refundable pet fee and monthly pet rent may apply to add a pet to the lease. -
I want to move out, but my roommate wants to stay. What do I do?
If you wish to vacate, at the end of your lease, but your roommate wants to stay, you both should discuss the requirements with your Property Manager. A 30-day written notice is required when vacating. The remaining roommate may be asked to requalify on their own in order to be able to enter into a new lease agreement. If adding an additional roommate, a rental application and background check must be completed prior to moving in. -
My lease expiration is coming and I want to move out. What do I do?
Notice to vacate the property must be in writing and must be received by the first day of the month you wish to move out. For example, if you wish to move out on January 31st, our office must receive a written notice by January 1st. This is true even at the end of your lease. If your lease expires and we have not received a written notice, you will still be responsible for rent. -
Who is responsible for paying for repairs & maintenance requests?
The Landlord is responsible for paying for repairs & maintenance requests. Tenants may be held responsible for damages caused by the tenant and for routine maintenance items like light bulbs, batteries, filters, tripped breakers, clogged drains, and resetting the garbage disposal.
