How do you market my property to potential tenants?
We use a variety of marketing channels, including online rental listings including our website, zillow, trulia, hotpads, apartments.com and many others. Including professional enhanced photos and 3D virtual tours will ensure that your property is rented quickly to a qualified tenant. -
How long does it typically take to lease a vacant property?
Our main objective is to maximize the return on your investment property by attracting and placing a qualified tenant as fast as possible. There are several factors that play into this including time of year, rental price, and location. In most cases we are able to find qualified tenants in under 30 days. -
How do you screen potential tenants?
We conduct thorough screening process on all potential tenants that apply to rent your home. Our thorough screening process includes credit checks, criminal history, employment & income verification, and rental history. Our priority is to find reliable and responsible tenants for your property. -
What are your fee's?
We believe in simple, straight forward pricing and offer FLAT fees! We charge a flat $99 per month and $499 for tenant placement. -
What services do you provide?
We are a full service residential property management company to address all of your property management needs. Our services include comprehensive rental analysis, professional marketing, tenant showings, thorough tenant screening, qualified tenant placement, rent collections, property inspections, maintenance, financial reporting, legal compliance, eviction assistance, and more! -
How and when do I get paid?
Rent is collected on the first of each month, and owner statements and disbursements are processed by the 20th. of the month. If the 20th. falls on a weekend, or Holiday, then disbursements are processed the following business day. Payments are made via direct deposit to your bank account. -
How do you handle late payments from tenants?
We have a strict rent collection policy. If rent is not received by the due date, we promptly follow up with the tenant and apply any late fees as outlined in the lease agreement. If necessary, we also initiate legal proceedings for eviction. -
Will I have access to financial reports?
Yes, we provide monthly and annual financial reports that detail all income and expenses related to your property. These reports are available through our online owner portal. -
How do you handle maintenance requests?
Tenants can submit maintenance requests online or via phone. We have a network of licensed and insured contractors who respond promptly and professionally to maintenance issues. For major repairs, we’ll obtain quotes and seek your approval before proceeding. -
What if there is an emergency repair needed?
We have a 24/7 emergency maintenance hotline to handle urgent repair requests. Our team will assess the situation and take immediate action to mitigate damage and ensure the safety of the property and tenants. -
Do you inspect the property?
Yes, we perform routine inspections while the property is vacant, during occupancy, and at tenant move-out. Inspections help to ensure that the property is maintained, and provides an opportunity to address potential issues early. -
Do you manage furnished rentals?
We don’t manage furnished rentals. -
How do you handle evictions?
If an eviction becomes necessary, we handle the entire process from start to finish, including filing the necessary paperwork, representing you in court, and coordinating with law enforcement if needed. Our goal is to minimize your legal exposure and recover possession of the property as quickly as possible. -
Do I get to see the lease or sign it?
Yes. We will provide you with a copy of the lease agreement for your records. -
Do you sell real estate too?
Yes, we are a full service real estate and property management company. We can assist you with all aspects related to buying and selling your home. -
How long of a lease do you sign?
The most common length of our lease term is 12 months. -
How much security deposit do you charge the tenant?
We require an amount equal to 1 month of rent (minimum) up to 1.5x the amount of one month's rent. -
What type of properties do you manage?
We manage single family homes, townhomes, and condos in the Phoenix-Metro area.
